Project Description:
Lindbergh and Associates provided surveying, design, and engineering services on Sable on the Marsh, a site consisting of approximately 5.5 acres of undeveloped property at the intersection of Folly and Terns Nest Road, located in the City and County of Charleston.
L&A provided site design services associated with development of the project. The proposed project consists of providing 50 condominium units, paving, and the necessary infrastructure to serve the site. Site Design and Engineering services included:
- Survey work
- Preparation of a Site Layout Plan indicating:
- Property setbacks and buffers
- Roadways
- parking layout
- layout of facilities
- Development of a Grading and Drainage Plan including:
- Proposed grades for the property to facilitate adequate drainage
- Design calculations to size stormwater collection and detention facilities serving the site
- Hydraulic modeling to size stormwater collection and detention facilities serving the site
- Coordinated with the Charleston Commissioners of Public Works (CPW)and the James Island Public Service District to prepare a Site Utility Plan.
- Prepared water and sewer construction details
- Analyzed specifications applicable to the site work for the project.
- Prepared a Sediment and Erosion Control Plan in accordance with the South Carolina Department of Health and Environmental Control Office of Ocean and Coastal Resource Management’s (DHEC-OCRM) Stormwater Management and Sediment Control Handbook for Land Disturbance Activities.
We prepared the calculations and technical information necessary to submit the following permit and certification applications for the development: These services included the following permits
- DHEC-OCRM Stormwater Management Permit
- Charleston CPW Water Construction Permits
- James Island Public Service District Wastewater Construction Permits
Following construction of water, sewer, and storm water facilities, the necessary services for the preparation of Charleston CPW turn-over and close out documents will be provided.
During the construction phase, contractor submittal reviews were conducted. Likewise, site inspections of the water, sewer, and storm drainage facilities were vreviewed. These inspections were necessary to provide engineering certification of the site utilities.
